Often sellers are advised by agents to list under value in order to create interest and cause a bidding war in hopes of going over what they may have listed for in the first place.So, thought I would give an update.
We are now making another offer on a house.
Again, we expect that it could be a bidding war.
We know our top number.
It will be an offer with almost zero conditions, just something that says they are unaware of any issues with well or septic.
I doubt we will get it Our gut is our top dollar amount is less than the market will offer in a bidding war.
We shall see.
Have looked at other houses.
One was basically a complete reno. It had been a wonderful house, but, illness and neglect, and a pet that didn't make it out often enough, means that floor covering had been removed in most rooms. Lots of money to replace windows, kitchen, bathrooms, basically a complete interior redo., for a house that was in a lovely area across from a conservation area, but, when we were there, we found out how busy that road was..and fast.
We considered putting in an offer, but, decided against.
I am not a fan of this bidding war stuff. If someone lists for a price, and you offer it, dang, wish they would accept.
I read some of the stuff regarding the market in parts of ON. When not involved, easy to get a laugh at it. Stuff related to someone putting in an offer before the offer date (bully offer). Some complain about this. That's how it works in almost every market though outside of ON and Vancouver - all offers are 'bully offers' as there is no 'offer date'.So, thought I would give an update.
