Yes, fairly rigid rent controls seem fairest to me. I don't think that landlords should be allowed to increase rents in excess of a fairly-established COLA.

And, yet, that doesn't necessarily help the vacancy rate economically speaking. If the controls are so rigid that developers can't recover their costs and still make a good profit, they will focus on more profitable, market-driven developments like purchased residential (condos and houses) and commercial space. If developers aren't building new rental housing, then the market gets even tighter.
 
Which is why governments should probably be increasingly involved in social housing. It's something they can do well, theoretically. Removes the profit motive. Then all you have to charge yearly is base rent plus cumulative COLA.

But someone will still have to build it and if the developers are tying up large numbers of trades workers on their projects, then up goes your costs, due to the tight labour market, driving up your base rent. Because you can't expect tradespeople to work for less just because it's government work (in fact, it's usually quite the opposite). Even the government can't escape market conditions unless they plan to take a loss on the rent and subsidize from tax dollars. Again, basic economics.

HOWEVER, we are in the Room and getting into economics and politics here so maybe we should start a thread elsewhere for this discussion.

So cyst is out. It was worse than expected but it's all done. No pain yet. Have a scrip for antibiotics but he says to only fill it if needed. If there's no obvious signs of infection, no need.

So, I am sitting at home doing a remarkable amount of work just using my Galaxy.
 

He had to scrape some infected tissue off the muscle (probably TMI). Obviously, he couldn't tell that until he got inside.

Glad it's done Mendalla -- But can't you take a break from work?

I am technically off today but I am not laid up or anything so I am keeping an eye on my email. Otherwise, I will just have twice as much to deal with on Monday. It's not even sore as of a couple hours later and I feel fine, esp. now that I am no longer fretting about discharge from the thing staining clothes (more probable TMI).

In these days of MSR infections, prophylactic antibiotic use is discouraged. As long as patient is a trustworthy observer of their own body, which I assort of assume is true of Mendalla.

*Bette puts out some lovely chilled herbal sun-teas which she has been brewing. The lemon balm-nettle is particularly pleasant. Sweetened with local wildflower honey.*

It wouldn’t be prophylactic, since there had been infection already. Might depend on the depth of the wound.
